The former Gas Networks Ireland site occupies a strategic 1.46-hectare brownfield plot at the junction of Dock Road and O’Curry Street, forming part of the wider Limerick Docklands. In 2023, the Land Development Agency appointed MOLA Architecture to prepare a Strategic Masterplan to guide its regeneration as a residential-led neighbourhood and to support the longer-term transformation of the Docklands waterfront. The vision positions the Gasworks as a pivotal link between the River Shannon, the Docklands and the Georgian city, establishing a place to live that is affordable, sustainable and rooted in local identity.
The Masterplan embraces the site’s industrial heritage while contributing to a more connected and inclusive waterfront, offering a public plaza at the corner of Dock Road and O’Curry Street and a larger park within the block. The protected stone wall along Dock Road anchors the new neighbourhood in its historic setting, while new public spaces, green links and civic uses encourage interaction between residents, visitors and the wider city. Movement networks and permeability are prioritised, opening the site toward the river and reinforcing view corridors to the Clock Tower, the Rank Silo and the Shannon valley.
An LRD application was subsequently prepared by MOLA for an initial phase of 284 homes arranged in three blocks oriented toward the Docklands and the Shannon, giving clear form to the spatial and landscape principles set out in the Masterplan. The masterplan led to a successful planning grant for the residential development in December 2025.
