Newcastle South Masterplan

MOLA Architecture was commissioned to prepare a masterplan for c.17.5 hectares of land to the south of Newcastle village centre in County Dublin. The study examined how new residential neighbourhoods could be integrated with the existing settlement while responding to the cultural landscape and historic development pattern. The emerging spatial structure is organised around a new east–west avenue that extends local movement networks and connects to recent neighbourhoods to the west. A finer grain of north–south residential streets and a planted pedestrian and cycle greenway link directly to the village core, schools, shops and amenities.

A defining characteristic of the site is the presence of historic burgage plots and mature hedgerows. These elements shaped the arrangement of development parcels and the alignment of open spaces, enabling parks, play areas, a creche and green routes to sit within a recognisable landscape framework. The resulting urban structure creates a legible and walkable neighbourhood that extends Newcastle in a compact form while maintaining continuity with its historic grain and ecological structure.

Following completion of the masterplan, MOLA prepared a planning application for more than 700 homes together with parks, a purpose-built creche and retail uses. The scheme is now being delivered on site.
