10 Hanover Quay

The Hanover Quay project is an excellent example of how historic fabric can be retained and re-used in a sensitive and imaginative way, forming part of a contemporary project, while contributing to the sense of place and the industrial aesthetic of the Docklands.  Located within the one of the last remaining Docklands warehouses the architecture retains the original roofscape by elevating a new structure within the shell of the original walls.

The end user has the benefit of an alternative, distinctive type of office space in a central, docklands location, which has great waterfront views, a choice of entrances, and a variety of types of space including a roof terrace, large open plan areas within the warehouse, and more compact floor plates within the new glass box.

The project establishes a contemporary workplace environment defined by architectural clarity, robust spatial planning, and a strong civic presence. It is designed to attract both national and international tenants, with flexible layouts, excellent daylight, and an emphasis on wellbeing.

Exploiting the stunning views over Dublin bay and beyond, the bright, flexible floorplates and integration of two existing structures create one unique headquarters, were all important ingredients in the commercial success of the project.

The sympathetic treatment of the conservation elements fused with contemporary architecture were key to the projects success, in particular, the floating warehouse roof which also delivers an extra floor of office space within the warehouse which underpinned the projects commercial viability.  As part of the project, the design team undertook a comprehensive refurbishment of the Lock Keepers Cottage with contemporary extension now earmarked for community use.
