Dublin Central is a major regeneration initiative off O’Connell Street that will transform a 2.2-hectare city block into a new mixed-use quarter anchored by cultural, commercial and residential uses. Within this framework, Site 3 occupies almost an entire urban block and focuses on the careful renewal of a prominent city site through a high-quality development that enables living, working and leisure in the historic core. The brief carries a strong sustainability ambition, targeting a Net Positive building across carbon, water, resources, and social value.
The scheme accommodates retail uses at ground level, seventy-five apartments and a 150-bedroom hotel that steps across the block and culminates in a Level 8 restaurant and bar with panoramic terraces overlooking the city, Dublin Bay and the Dublin Mountains. The hotel façade employs deeply modelled brickwork and a measured architectural language that is contemporary in expression yet resonant with the proportions and material character of the wider context.
Site 3 is reconnected to O’Connell Street by a new east–west passage and archway. The hotel foyer, café, bar and restaurant activate Henry Place and a new pedestrian route, improving permeability and contributing to a more animated and accessible urban block. Together, these interventions support the ongoing regeneration of Dublin’s north inner city.
