1 Windmill Lane forms the first phase of the broader Windmill Quarter masterplan completed by MOLA Architecture in Dublin’s Docklands, transforming the former Windmill Lane Recording Studios site into a mixed-use workplace and residential environment. The project combines new office, residential and retail accommodation with retained historic structures, including the former mill and grain store buildings. In total, the development provides 12,500sqm of office space, 850sqm of retail and 14 apartments arranged in a six-storey commercial building and a five-storey residential block over a shared basement.

Across the office floors, broad spans and good levels of natural light create adaptable workspaces with ample ceiling height and comfort. Residential units are designed as high-quality urban homes within walking distance of employment, transport and amenity.  The building responds to the character of the Docklands through subtle massing and material choices, while integrated motorised blinds help to manage daylight and solar gain throughout the year.

A key element of the scheme is the retention of the historic grain store wall, which forms the backdrop to the main foyer and anchors the project within its layered industrial history. The Townhall offers 600sqm of flexible floorspace with a height of 9 metres and is conceived as a first-of-its-kind business environment designed to foster networking and innovation. This space operates as an internal townhall and café for tenants, and is bookable for public events, concerts, and launches. This civic dimension enriches daily life within the development, supports a culture of exchange, and opens the building to the wider community.
