Tandys Lane

Located on the northern edge of the Adamstown Strategic Development Zone, MOLA Architecture was appointed by Quintain in 2021 to design a new residential neighbourhood at Tandy’s Lane. Bordered by Airlie Park to the southwest and adjacent to the emerging Tandy’s Lane Park, the scheme forms a key component in the wider development of Adamstown.

A planning application was submitted in April 2022 for a scheme comprising 352 homes, delivered through a considered mix of detached, semi-detached and terraced houses. Ranging across two and three storeys, the units offer a variety of two-, three- and four-bedroom homes to suit a range of household types.

The masterplan places strong emphasis on placemaking, creating people-focused streets and public spaces that knit seamlessly into the surrounding context. A clear hierarchy of streets and buildings underpins the layout, with three-storey homes marking the perimeter roads and key corners, offering definition and visual clarity throughout the site.

Three pocket parks are strategically distributed across the scheme. These green spaces are carefully composed to frame junctions, enhance walkability and create natural gathering points—reinforcing movement patterns and social connection. Their geometry and location respond to desire lines, street crossings, and local topography, contributing to a well-structured and legible public realm.

At Tandy’s Lane, MOLA has crafted a suburban neighbourhood rooted in connectivity, variety and community, where public and private realms are balanced through thoughtful spatial design.
