Set within a tight urban grain in South Dublin, this mixed-use development along Monkstown Grove was conceived for a private developer to sensitively respond to a complex, constrained site. Bordered by Monkstown Grove and Monkstown Farm, the project required a careful balance of scale, privacy and contextual integration.

The proposal comprises a three- to four-storey apartment building delivering 30 mixed-tenure residential units alongside a 400 sqm retail unit at ground level. Stepping in height and massing, the design is strategically set back from site boundaries to preserve overlooking distances and maintain a respectful relationship with adjacent two- and three-storey residential buildings.

Along Monkstown Farm, the building opens up to form a broader street frontage, contributing to the public realm and reinforcing the urban edge. The articulation of the façade, paired with a restrained two-tone material palette, reduces the visual impact and grounds the scheme in its suburban setting.

The architectural approach is rooted in modulation and movement—employing varied volumes and rhythm to soften the building’s scale across both frontages. Internal layouts prioritise light, privacy and liveability, ensuring the development meets the needs of future residents while integrating seamlessly into its context.

The scheme was submitted for planning to Dún Laoghaire–Rathdown County Council in October 2019.
