Merrion Road

Set along Dublin’s southern coastline, the Maldron Hotel & Residential Development reimagines the former Tara Towers site with a bold, contemporary intervention. Overlooking Booterstown Marsh and Dublin Bay, the project occupies a landmark bayside position, offering panoramic views towards Howth Head and beyond.

The scheme brings together hotel, residential and public uses in a carefully composed urban arrangement. At its heart stands an eight-storey, 140-bedroom hotel pavilion addressing the bay. This new presence establishes a strong frontage along Merrion Road, marking a distinct threshold between city and coast.

To the west, a 57-unit residential block steps from six to four storeys above a shared podium and basement car park, its massing designed to respond sensitively to the surrounding context. The hotel’s ground floor activates the site edge with a mix of uses including restaurants, bars, seminar facilities and back-of-house services, contributing to the public life of the development.

The building’s principal elevations are intentional in their composition. They frame views, define space and guide movement—particularly on approach from the north, where the form holds the open seafront opposite Landaff Terrace and establishes a confident new street edge along Merrion Road.

Completing the site are five three-storey townhouses, a four-storey apartment block with seven units, and landscaped communal gardens. Together, these elements provide a considered residential offering and reinforce the overall sense of placemaking.

Construction commenced in 2018 and reached completion in July 2022. The development signals a new chapter for this part of Dublin Bay—where contemporary form, civic purpose and coastal setting come together.
