Graydon Newcastle

MOLA are proud to have worked on this major residential project in Newcastle, South West Dublin, for Cairn Homes.

Following our masterplan for the 17.5 hectare site, we secured SHD planning approval for 377 residential units in December 2019. Construction began in February 2020, and by September the show village was open, with 65 homes completed.

The development is made up of mainly three and four bedroom family homes, each achieving an excellent A2 BER rating. Built to the highest, most modern standards, the houses are highly insulated, airtight, and feature demand-controlled ventilation along with an air-to-water heat pump system for heating and hot water. The use of sustainable timber frame construction keeps embodied carbon low. Air leakage tests show an average of just 1m³/hr/m², far outperforming the Part L standards, which range between 7m³/hr/m² and 3m³/hr/m². (Copy is possibly outdated, would need updates)
